The Lands Department today (July 9) announced that the tenders for two residential sites have been awarded on 50-year land grants at a total premium of $4,189,368,013.
Tin Shui Wai Town Lot No. 33 in Area 112, Tin Shui Wai, Yuen Long, New Territories, was awarded to Jet Group Limited (parent company: Sun Hung Kai Properties Limited) at $2,221,039,864. Tin Shui Wai Town Lot No. 34 in Area 115, Tin Shui Wai, Yuen Long, New Territories, was awarded to Pacific Gold Limited (parent company: Sun Hung Kai Properties Limited) at $1,968,328,149.
"Authority from the Central Tender Board was given to the Lands Department to award the two sites to the highest tenderers," a Lands Department spokesman said.
The tenderers, other than the successful tenderer, in respect of each lot in alphabetical order with the name of the parent company where provided by the tenderer in brackets were:
(a) Tin Shui Wai Town Lot No. 33
(1) East Region Limited (Sino Land Company Limited and Wing Tai Properties Limited)
(2) Juliyam Limited (Henderson Land Development Company Limited)
(3) Karfond Limited (Far East Consortium International Limited)
(b) Tin Shui Wai Town Lot No. 34
(1) Bright Land Development Limited (Sino Land Company Limited; K. Wah International Holdings Limited and Wing Tai Properties Limited)
(2) City Sight Limited (Far East Consortium International Limited)
(3) Fortune Top Development Limited (Henderson Land Development Company Limited)
Tin Shui Wai Town Lot No. 33 has a site area of about 75,500 square metres and is designated for non-industrial (excluding godown, hotel, office and petrol filling station) purposes. The minimum gross floor area and the maximum gross floor area are 67,950 sq m and 113,250 sq m respectively, of which not exceeding 5,660 sq m are for non-industrial (excluding private residential, godown, hotel, office, petrol filling station and public vehicle park) purposes. The total number of residential units to be built shall not be less than 1,330.
Tin Shui Wai Town Lot No. 34 has a site area of about 64,400 sq m and is designated for non-industrial (excluding godown, hotel, office and petrol filling station) purposes. The minimum gross floor area and the maximum gross floor area are 57,960 sq m and 96,600 sq m respectively, of which not exceeding 4,830 sq m are for non-industrial (excluding private residential, godown, hotel, office and petrol filling station) purposes. The total number of residential units to be built shall not be less than 1,140.
